Apple Retail Finance is looking for a highly motivated analyst to support real estate and development decision making. Based in Cupertino, our team acts as the primary finance partner for the Real Estate & Development teams, which are responsible for the site selection, deal negotiations and construction of Apple's worldwide retail store fleet. This role will work directly with the Real Estate team, playing an integral role supporting and analyzing Apple's lease negotiations and transactions. The role will support the financial due diligence and lease term modeling for new store projects, relocations, expansions, and remodels.

Key responsibilities:

Partner with the Real Estate teams to develop start-to-finish understanding of financial returns as it relates to lease structures for retail stores Proforma analysis of rent deals for new stores, remodels, expansions, and relocations; contribute valuable insights to help inform the project decision making process
Develop new and actionable analysis on the existing store fleet lease terms for comparable markets and renegotiation of same stores, both ad-hoc and recurring Identify key external data sources and comparable retailers to benchmark negotiation and terms Understand the qualitative aspects of projects, and how they can help impact the decision making process Partner with Real Estate and Legal leadership to understand and drive optimal lease structures including rent, tenant incentive, and options


BA/BS in related field. 4-5 years of Real Estate transaction and negotiation support
